Upper Nazareth Zoning Hearing Board – November 30, 2022

The Zoning Hearing Board approved a proposal for the derelict property at the corner of East Lawn Rd (Route 191) and Friedenstahl Avenue. The project will demolish the current building and build a mixed use commercial structure which will include 2 professional offices, 7 apartments and 32 parking spaces. Currently, the property is zoned low density residential, but the approval will allow the structure to be multi-use and 3 stories, or 35 feet in height.
The entrance will be on Shoeneck Ave with an additional exit onto Hoch St. The two commercial spaces in the basement and 1st floor will not include a restaurant. The developer does not expect any alcohol to be sold on the property.
The apartments will be at market rate and range in size from 520 – 745 square feet.
