Zoning Hearing Board – June 12, 2025
Quick report on the land next to Calandra’s Cheese Factory. Recently, there was a proposal by One More Properties to build 154 apartments at that site. The Zoning Officer denied that request and One More Properties filed an appeal, publishing a legal ad in The Home News, but postponed the meeting before it could take place. At the June 12th Planning Commission meeting, an attorney for a company calling itself “Aspire Nazareth,” was on the agenda to present a new proposal for apartments at that same location, but Scott Sylvainus made a motion to deny their application on the basis that it was incomplete, claiming Aspire Nazareth did not provide the required notification three days in advance of the meeting. The motion passed on a vote of 5-to-0 after which the attorney for Aspire stormed out saying, “See you in court” and vowing to seek counsel fees.
I do not know if there is a link between One More Properties and Aspire Nazareth or if they are separate organizations. I will provide updates on this proposed development as details become available.

The Upper Nazareth Township Zoning Hearing Board will hold a public hearing on Thursday May 29, 2025 at 6:30 PM at the Upper Nazareth Township Municipal Building, 100 Newport Avenue, Nazareth, PA 18064.
The Zoning Hearing Board will meet to hear the following Zoning Appeal:
Case # 250047-ZH Interpretation on Zoning Ordinance
Applicant: One More Properties, LLC 4511 Falmer Dr. Bethlehem, PA 18020
Location of property subject to appeal: 350 East Lawn Rd. Nazareth (Upper Nazareth Township, PA 18064; Parcel # J8 11 2A 1 & 370 East Lawn Rd. Nazareth, (Upper Nazareth Township, PA 18064; Parcel J8 11 2A 1 (the “Property”).
Nature of appeal: The Applicant filed an appeal to the Upper Nazareth Zoning Board as to clarification of apartment density in the TD-6 Zoning District. The applicant is looking to build 154 apartments within 5 buildings on the property. The decision of the Zoning Officer is that 154 apartments are not allowed, and the applicant has requested an interpretation seeking clarification on what density is allowed within the TD-6 Zoning District.
