The Board of Supervisors of Upper Nazareth Township, Northampton County, Pennsylvania will conduct a Public Hearing and consider enactment of the following proposed Ordinance at a Regular Meeting on Wednesday, June 17, 2026, at 7:00 p.m. at the Upper Nazareth Township Municipal Building, 100 Newport Avenue, Upper Nazareth Township, Northampton County, Pennsylvania.
The Board of Supervisors invite public comment on the proposed Ordinance entitled:
An Ordinance amending the Upper Nazareth Township Zoning Ordinance of 2025 adding or amending the definitions of Conversion of an Existing Building (Including an Existing Dwelling) into Dwelling Units, Data Center, Data Center Accessory Uses/Structures, Data Center Campus, Data Center Equipment Backup Generators, Electrical Energy Storage System, Stationary, Footcandle, Fuel Cell Power System, Stationary, Power Generation Plant, Power Storage System, Sensitive Receptors, and Warehouse; amending Quick Views adding Data Centers, Data Center Campus, and Data Center Accessory Use as a Conditional Use in the TD-11 Zoning District; adding End User/Intended Occupant Disclosure Requirement in the TD-10 and Td-11 Zoning Districts; adding Additional Requirements for Conversion of an Existing Building (Including an Existing Dwelling) into Dwelling Units, Data Centers, and Honey Bee Apiaries, Severability; Repealer; and Enactment.
The above-referenced Ordinance in summary amends the Upper Nazareth Township Zoning Ordinance to add the definitions as set forth in the title, detailing the regulation of conversion of an existing building into dwelling units, data centers and related uses, and honey bee apiaries, providing that data centers and related uses be designated as Conditional Use in the TD-11 Zoning District, adding and user/intended occupant disclosure requirements in the TD-10 and TD-11 Zoning Districts, and providing detailed requirements for conversion of an existing building into dwelling units, data centers, and honey bee apiaries.
